Abstract：Research purposes: The Henggang double － deck vehicle depot of Line 3 of Shenzhen metro is the first depot with double － deck arrangement in China，with the comprehensive property development on roof to make intensive use of the urban land resource as much as possible． Through analyzing and researching the construction cost and the economic benefits of the Henggang double － deck vehicle depot，the rationality of the Henggang double － deck vehicle depot in technology and economy is verified to offer a new though on building the metro vehicle depot and property development for the other vehicle depot．
Research conclusions: ( 1) By using double － deck design，the land area occupied by the depot is cut by 35%，saving lots of land． ( 2) As the development area of the bare land increases in the double － deck design，the whole plot ratio of the property development increases． The business profit of the double － deck is 2 times of the single － deck． ( 3) The concept of construction and property development of the Henggang double － deck vehicle depot project has high applied value．
