摘要

研究目的:深圳地铁3 号线横岗双层车辆段是国内第一个采用线路双层布置,并进行上盖物业综合开发的车辆段,最大限度地实现了城市土地资源的集约化利用。通过对横岗双层车辆段的建造成本和经济效益进行分析研究,论证地铁车辆段双层布置技术在经济上的合理性,为其它地铁车辆段建设及综合物业开发提供一种新思路。
研究结论:( 1) 深圳地铁3 号线横岗车辆段采用双层设计后,车辆段用地面积减少了35%,节约用地效益明显。( 2) 双层方案由于增加了白地开发的面积,提高了物业开发项目的整体容积率,本次分析其商业开发经济效益为平面车辆段上盖物业开发方案的2 倍,经济效益明显。( 3) 横岗双层地铁车辆段的建设和物业开发理念具有较高的推广价值。

Abstract

Research purposes: The Henggang double - deck vehicle depot of Line 3 of Shenzhen metro is the first depot with double - deck arrangement in China,with the comprehensive property development on roof to make intensive use of the urban land resource as much as possible. Through analyzing and researching the construction cost and the economic benefits of the Henggang double - deck vehicle depot,the rationality of the Henggang double - deck vehicle depot in technology and economy is verified to offer a new though on building the metro vehicle depot and property development for the other vehicle depot.
Research conclusions: ( 1) By using double - deck design,the land area occupied by the depot is cut by 35%,saving lots of land. ( 2) As the development area of the bare land increases in the double - deck design,the whole plot ratio of the property development increases. The business profit of the double - deck is 2 times of the single - deck. ( 3) The concept of construction and property development of the Henggang double - deck vehicle depot project has high applied value.
